We are currently searching for a Building Operator to join our Bow Valley Square Team in Calgary, Alberta.

Scope:
The Building Operator will be responsible for monitoring and adjusting building equipment to ensure maximum efficiency. With a customer service focused mindset, you will also ensure all tenant and operation teams’ requests are completed in a timely manner.

Responsibilities:

Monitoring and effectively maintaining the day-to-day operations, maintenance and repairs of the complex’s HVAC equipment (including boilers, chillers, air handlers, pumps, motors, fans, VFD’s, compressors, etc.), life safety systems, building automation systems and lighting systems.
Regular water testing and treatment of all open and closed loops and the addition of chemicals based on the results of those tests.
Timely responses/resolutions of all tenant requests, and ensuring there is on-going communication with tenants regarding any mechanical/HVAC issues.
Maintaining all facility equipment through the Angus system, emphasizing energy efficiency, equipment life cycle, and regulatory/environmental guidelines.
Liaising with service providers and contractors, ensuring their work is performed in a safe manner and to industry standards.
Adhere to and promote safety protocols and regulations, ensuring a safe work environment for yourself, colleagues and the operations team.
Assisting in developing energy priorities for building systems to keep in line with sustainability practices and objectives, including daily energy management of HVAC and lighting systems.
Assist in assigned projects and in scope preparation where applicable. Assist with identifying future projects with the operations team for budgeting and planning purposes.
Overtime may be required for scheduled maintenance, equipment repairs, and building infrastructure testing.
Being available on a regular on-call rotation, conducting after-hours boiler checks, and assisting in after-hours emergencies when required.
General maintenance and other duties as requested or assigned.

Qualifications

A minimum of 3 years of technical and mechanical building operations experience in a high-rise office tower.
Knowledge and experience in operation and maintenance of HVAC equipment, plumbing, electrical, Building Automation System, and Life Safety Systems in an office/retail complex.
Ability to read blueprints as applied to technical areas.
Current Alberta 4th Class Power Engineers license. A 5th Class would be acceptable if currently enrolled in the 4th Class course to be completed by end of year.
Exceptional skills in communication, organization, customer service, decision making, interpersonal and time management.
Proficient in troubleshooting, diagnosing, and repairing various mechanical and building systems, including HVAC, plumbing, and electrical systems.
Ability to work both independently and as part of a team, maintaining a high level of productivity and professionalism.
Ability to develop and maintain positive, cooperative working relationships with tenants, staff, contractors, suppliers, and the public.
Further appropriate license/permit for trade is a plus, i.e. Journeyman or Master License in Electrician, Plumbing etc.
Job may necessitate passing a government clearance for specific agency that is necessary component of job functions
Must have valid Drivers License
Basic computer skills in Outlook, Excel & Word, and knowledge of CMMS software

Working Environment & Physical Demands

This job operates in a professional office environment. This role routinely uses standard office equipment and technology such as computers, phones, and photocopiers
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations
Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
